Center Twp. mulls zoning change

110-unit housing project in works

CENTER TWP — The township supervisors are proposing an ordinance that could pave the way for a large housing development.

The supervisors will hold a public hearing at 6 p.m. March 6 on an ordinance that would add planned residential developments to the township zoning code. The hearing will be at Unionville Fire Hall, 102 Mahood Road,

Officials say a developer has shown interest in proposing a residential development on North Duffy Road near the new VA Butler Healthcare facility.

The development, which has not been officially proposed, would include about 110 single-family units and would be marketed to “empty nesters,” Supervisor Ron Flatt said.

The township has had no need for planned residential development zoning in recent years, Flatt said.

The ordinance, which is available at the township’s offices, states that planned residential development zoning would “encourage a more efficient use of land and of public services and to reflect change in the technology of land development.”

The new zoning would allow more dense developments than are currently permitted.

It would allow a maximum of eight apartment or house units per gross acre and a maximum of 12 dwelling units per structure.

The new zoning would also require a minimum of 40 percent of the property being developed to be maintained with vegetative material.

The supervisors will consider adoption of the ordinance at their next regular meeting at 6:30 p.m. March 8 at the fire hall.
