Scaled-back hotel set for approval

CRANBERRY TWP — Mallards Landing, a hotel development that was first proposed in 2005, is back on track and expected to be approved in early December by the township.

But the development now is a scaled-back version of the original project because of extensive wetlands on the property at the intersection of Rochester and Graham School roads, said Ron Henshaw, township director of community development.

Mallards Landing is now just a six story, 44-suite, 67,862-square foot hotel development on 4.9 acres. The hotel's chain was not revealed by the developer's at the Thursday evening supervisors' meeting.

The development is expected to be voted on by the township supervisors Dec. 3.

The first proposal for Mallards Landing in 2005 included three buildings: a hotel, an office building and a stand-alone day care facility. A second scaled back design presented in 2007 consisted of a single, four-story, 40,000-square-foot building and included space in the building for 25,000 square feet for a hotel, 10,000 square feet of office space and 5,000 square feet for a restaurant.

Several township residents expressed concerns about more traffic on Rochester Road and what improvements would be done to the road because of those additional vehicles. They also questioned the need for another hotel in the township.

Jason Kratsas, township director of engineering, said the hotel is expected to add another 26 vehicles to the road during afternoon peak traveling hours.

Improvements to Rochester Road include a traffic signal at the intersection of Rochester and Graham School roads.

Project architect Fritz Baehr said the project's development did identify a need for a suites-style hotel for business people and others who will have extended stays in the township

"This is something that is not currently available in the township," said Baehr.
