CRANBERRY TWP — ECHO Realty wants to develop 16 acres near the intersection of Route 19 and Dutilh Road, near Home Depot, for mixed use.

The township’s Planning Advisory Commission approved the request for final land development and a preliminary/final subdivision during its Monday, July 27 meeting.

The brownfield development would convert the former location of Doyle Equipment into a mixed-use development, Ron Henshaw, the township’s director of planning and development services, said.

The advisory commission approved ECHO’s request for site grading, road improvements, utility infrastructure, stormwater management facilities, water facilities and landscaping.

The development would be called North Pointe and still needs approval from the township’s board of supervisors before plans can be finalized. If approved, ECHO aims to start construction in spring.

“It has a future residential component, probably apartments of some sort. It’s got a future medium-box retail,” Henshaw said in an interview after the meeting. “It’s got a drive-through use, and then it’s got the America’s Tire, Discount Tire, too.”

Henshaw compared the development to the new Henderson Crossing development, but on a smaller scale.

North Pointe would connect American Way, a street that leads into the Streets at Cranberry shopping center, to the parking lot of the Home Depot along Dutilh Road.

The expansion of American Way follows the township’s plan to build a road parallel to Dutilh Road, connecting Route 228 to Wisconsin Avenue, Henshaw said.

“Our board of supervisors was thinking about this way back in 1999 when Home Depot came in,” he said. “That’s how we got Home Depot to agree to a little way right through their parking lot to build this connection, and that’ll be the next length that you see happen here.”

Township residents should not expect to see any major traffic pattern changes or any other major disruptions to everyday needs, such as water facilities or utility infrastructure, as a result of the planned development, Henshaw said.

The next planning advisory meeting will be 6 p.m. Aug. 31 in the Cranberry Township Municipal Building.
