Tri-State Orthopedics eyeing move into former JCPenney at Clearview Mall

UPMC, Genesis Healthcare may also looking into space

A portion of Clearview Mall that has sat empty for years will finally have some new tenants.

Tri-State Orthopedics is opening a location at the Clearview Mall space at the former JCPenney anchor store. UPMC and Genesis Healthcare also appear to be eyeing the facility, indicating the possible addition of a medical office facility.

“We have a large patient base in (the Butler) area. We want to make it easier to service those patients,” said Terry Brunazzi, executive director for Tri-State Orthopedics. “We will offer a range of services and we will also offer physical therapy out of the Butler location as well.”

The new location will be the fifth for Tri-State and their second in Butler County after the location at Northpointe Center in Seven Fields. There are three other locations dotted across the Pittsburgh region.

“The lease has been signed,” Brunazzi said. “We’re looking at a tentative date of March 26 to get it open.”

Once the new location opens, visitors will be able to access it from outside without having to enter the mall, according to Brunazzi.

The former JCPenney store at the Clearview Mall closed in August 2020 as part of a mass closure of locations that year. Butler County property records show the store space was subdivided from the rest of the mall and sold for $2.5 million to a business called 101 Clearview Associates, L.P.

The company purchased the space from 4th Dimension Properties, which itself took control of the mall in February 2024.

Records also show indicate that 101 Clearview Associates, L.P. is connected to Pittsburgh-based real estate developer Madison Acquisitions. The company did not respond to a request for comment from the Butler Eagle.

However, Center Township Supervisor Phil Wulff, multiple medical practices have been eyeing the former JCPenney space as an opportunity to open offices

“(The owners) may be in contact with as many as five tenants,” Wulff said.

Wulff said, in addition to Tri-State, Genesis Medical Associates has already signed a lease and the UPMC health system is also close to doing so.

“As far as I've been informed, there has been no lease or anything signed with (UPMC), but there have been talks,” Wulff said.

“UPMC is committed to expanding access to high-quality health care services in Butler County,” said a spokesperson from UPMC. “We are always exploring opportunities to collaborate with community partners to bring UPMC’s world-class care closer to home.

“We look forward to sharing more details with the community as plans are finalized.”

Genesis Medical Associates, an association of primary care physicians, has only one location in Butler County as of September 2025, Schogel and Fardo Family Medicine in Cranberry Township. Genesis did not return a request for comment.

Brunazzi said work has already begun at the former JCPenney to clear all traces of the former department store and make way for the future tenants.
