Chipotle, other businesses slated in Butler Township

BUTLER TWP — The township planning commission Tuesday approved subdivision and land development plans for a three-building commercial development featuring at least two restaurants at the former Mikan Motor Company Volkswagen dealership site on New Castle Road.

The 2.85-acre lot owned by Benevan Squarer LLC will be subdivided into three lots with a building on each lot. David Mikan owns Benevan Squarer LLC.

One of the two bu ildings fronting on New Castle Road will be built by Benevan as a mixed-use building containing four retail businesses, including a Chipotle Mexican Grill, and the other building will be a Valvoline Instant Oil Change, which will go through the township planning process to construct the building, officials from the engineering firm Herbert, Rowland & Grubic said.

The rear building will house a Dairy Queen with drive-through service and indoor and outdoor seating. Dairy Queen will also construct its building.

Leases with those three businesses, another restaurant and other tenants for the mixed-use building have not been finalized. The mixed-use building is expected to be completed by May 2021.

Two existing buildings on the property will be demolished and an existing underground stormwater retention system will be used, said Craig Bishop of Herbert, Rowland & Grubic.

An easement providing vehicle access to the Hampton Inn behind the Benevan property must be maintained, said Jesse Hines, township zoning officer.

The easement road runs between the Clearview Credit Union and Butler Crossing.

Mikan Motor Company closed about five years ago and was vacant for a few years until a Subaru dealership opened on the property. It has been vacant for about the past year and a half.

The commission also approved subdivision and land development plans for a residential development with an access road off Meridian Road between Winterwood Drive and Fontana Street.

The developer, Winmer Properties of Evans City, is planning to build 23 quad buildings with four units in each building, a clubhouse and a walking trail on the 35-acre property.

Robert Brennan, Winmer manager, said the quad homes are in demand by older residents.

“We're a big believer in building communities, not just homes,” Brennan said.

Three lots will be consolidated for the project. The access road will end in a cul-de-sac and feature a loop road. The access road will eventually be turned over to the township, but the loop will be owned and maintained by a homeowners association.

Two lamps will be installed at the ends of each driveway to provide lighting and two sites for community trash bins will be established, so residents will not have to put garbage cans on the curb for pickup.

Site development will begin in six to eight months, and it will take five years to build all the units.

Township commissioners will consider the subdivision and land development plans for both projects at their meeting Monday.
