Zelienople approves next phase of Glade Run project
ZELIENOPLE — The next phase of the Glade Run Development project is now cleared to begin after borough council gave final approval Monday evening, March 30.
Phase 5A of the project, which was approved by borough council in a meeting Monday, will feature the construction of 22 single family homes. The phase originally planned for 54 homes, but it was split into two.
Borough engineer Tom Thompson was not at Monday’s meeting, leaving borough manager Andrew Spencer to present to council. He said the planning commission recommended the phase for approval at its last meeting.
He also said he is unsure of when construction for the new phase specifically will begin, but knows the first two phases have already been completed and lots have been sold.
He said Phases 3 and 4 are still currently under construction.
He told council Thompson identified some traffic improvements needed in the project and included those in his letter for the developers to address.
The project is being built on what Spencer previously called “the last major parcel” in the borough left to develop. When complete, the 252-acre property is planned to hold 411 residential units.
Talks around the project began as early as 2008, but it took until 2023 for the seven-phase plan received preliminary approval.
Since then, the project has been advancing steadily. Work began when council approved the first two phases alongside the preliminary approval of the entire project.
The first phase created 24 single family homes, 28 townhouses, a clubhouse and additional parking; while Phase 2 created 20 more single family homes.
A year ago, on March 31, 2025, borough council approved Phases 3 and 4 of the project. Phase 3 includes another 59 single family homes and 19 townhomes, while Phase 4 includes 60 single family homes and 39 townhomes.
The next Zelienople Borough Council meeting is set for 7 p.m. Monday, April 13.
