ADAMS TWP — Allan Beechey, project manager and senior engineer for Sheffler & Co., presented five development plans in different phases to supervisors Monday night. He received full approval for four and partial approval for the fifth.

Supervisors voiced lingering concerns about preliminary and final approval for the first phase of Sunrise Acres, the development plan along Ridge Road. This phase includes plans for a courtyard, clubhouse and 33 of an eventual 87 lots.

“There were a couple concerns from residents,” supervisor Russell Ford said before the board voted.

Ford asked about a residential property over the hill from Sunrise Acres that had water issues. He said the issue was discussed at the development’s public hearing. Beechey explained he heard concerns from only one family.

“We actually met with them and their daughter, who’s an attorney,” said Beechey.

Beechey said he showed the property owners how stormwater will enter a catch basin and exit through a stream without touching their lot. Ford asked if there was a reason to hurry on the final approval, and Beechey said there was.

“I’m not comfortable (giving it),” said Ford. “We had two people ... that had major issues in regards to runoff and water.”

Ford said he didn’t want to approve the plan without being sure that water would be properly handled. Beechey argued the Sunrise project’s stormwater plan already was approved by township engineers. That approval means it meets township ordinances.

“I would feel more comfortable that we would take the extra steps,” Ford said. “Don’t you think it would be prudent that we delay this two weeks?”

“No,” said Beechey. “What am I going to accomplish in those two weeks? I’ve already met your ordinance.”

Ford said he would approve the motion if the residents who voiced concerns at the hearing were contacted. Supervisor Ronald Shemela agreed.

“Find out that those particular people are satisfied,” said Shemela.

“You put the power of God into their hand when you say make a motion like that,” argued Beechey. “According to your ordinance, I don’t have to make everybody happy. I have to meet your code. And I’m telling you, I meet your code.”

Supervisors gave preliminary approval for Phase One. Final approval was tabled for the next meeting. In the meantime, supervisors said, more “information” can be gathered on the issue.

The preliminary and final plans for the Howells eight-lot subdivision, which abuts Mars. A letter was obtained from Mars documenting the borough’s willingness to supply water to the lots.

The final plans for the Brookhaven PRD 35-lot subdivision along Stoup Road. The plan needs to be signed off on by the water authority, which has a tank and road in the plan.

The final plan of the 62-lot subdivision of Gabriel’s Crest along Hespenheide Road. Signs were added to the plan to direct pedestrian traffic.

A consolidation plan for Sunrise Acres, which combines four parcels for the one tract needed for the development.
