BUTLER TWP — Both the township planning commission and the township commissioners have tabled a decision on a new property development.

The planning commission tabled its decision on an institutional overlay for the Bocci property on Lions Road until it received a report from a land use expert.

An outpatient clinic for the VA Butler Healthcare could be built there.

That report was delivered to the township Monday afternoon, but the commissioners tabled the overlay request until it has a decision from the planning commission and until it has a chance to read the report.

The planning commission’s decision is expected Dec. 7 so the commissioners delayed taking action until Dec. 20.

Meanwhile, during a public hearing Monday night on the matter, Kevin Fallon of Cedarwood Development in Akron, Ohio, gave a presentation to the commissioners about what Cedarwood would do with the property should the overlay be granted.

An institutional overlay would not change the 30 acres’ agricultural zoning, but it would allow buildings such as hospitals or doctor’s offices to be built on the property.

The Bocci property, which is at what would be the northern end of the Routes 422-356 cloverleaf exchange if it had been completed by the state Department of Transportation, is one of three finalists for the building of a new Veterans Affairs outpatient clinic.

VA Butler Healthcare is looking for someone to build the outpatient clinic and then the VA will lease it from the builder.

Fallon said while the VA is looking for a 180,000 square foot clinic, Cedarwood plans to build a 240,000 square foot facility with parking for 1,000 vehicles.

Only two residents of Lions Road spoke about the property, both saying they are concerned about traffic on the narrow road, but not the construction.

Commissioner Joe Hasychak told both women the purpose of the public hearing was just to discuss concerns about the overlay and that, if it is granted, they can come back later and discuss concerns they have with construction.
