22 high-end homes coming
CRANBERRY TWP — A developer plans to build 22 high-end houses on 24.6 acres off Old Ehrman Road.
The township planning advisory commission Monday voted to recommend plans for a planned residential development to be called Eagle Ridge.
The plans call for two new roads and two cul-de-sacs on an undeveloped parcel off Old Ehrman Road adjacent to the final phase of the Ehrman Farms housing development, which is under construction. The developer is Real Estate Development Associates of Carnegie.
The plans call for high-end single-family homes with four to five bedrooms and two- or three-car garages. They would be custom built by two companies, JJ Herbert and Sons of Sewickley and Heurich Homes of Wexford.
There also would be a pocket park, a walking trail through the woods and sidewalks on both sides of the new roads.
The development is on a flat area set back from the road and surrounded by hills, engineer David Woodbury said.
“As you drive in you’ll come to a crest in the hill and you’ll be looking over and you’ll see this beautiful residential vista in front of you,” he said.
At the request of the commission, developer Larry Dorsch agreed to plan for a pedestrian pocket near the entrance to the development in case school buses won’t go into the cul-de-sacs. He also agreed to look into a possible pedestrian connection to Ehrman Farms.
The supervisors will hold a public hearing in June and consider tentative development approval in July.
Also at its meeting Monday, the commission voted to recommend to the supervisors a 6,600-square-foot addition to Hope Lutheran Church on Rowan Road.
The church has acquired the property on its west side and plans to demolish the house there, engineer Doug Tait said.
The township will require the church to add a sidewalk and street lights to the front of that property.
Under the plans, the church would also move its driveway to the west to line up with a private road across the street that gives access to several businesses.
