Hearing held on proposed development

A shopping center may be coming to the old Doyle Equipment property at Route 19 and Dutilh Road in Cranberry Township.

The township held a public hearing for a 92,450 square-foot neighborhood shopping center that would include retail shops, a restaurant and a financial institution with a drive-through on the 16.5 acre site.

“All the buildings have recently been demolished to make way for this development,” said Jordan Holloway, land development specialist for the township.

The conditional use application and preliminary land development for the site will be considered May 3 at the supervisors’ meeting.

The development will include 81,600 square feet of retail space, 8,050 square feet of restaurant space and 2,800 square feet financial institution space.

The Doyle development is owned by David Smail, who also owns the Home Depot adjacent to the property. American Way will be extended to connect with the shopping center property, Holloway said.

There will be a limited right in-right out access onto Route 19 and onto Dutilh, Holloway said.

The developer is asking for a few modifications and waivers. One is to only have sidewalks on one side of the proposed new road off Route 19 into the shopping center. Township regulations require sidewalks on both sides of a new road.

The sidewalks would be on the south side of the road and go into the development.

Developers also want to forgo streetscape requirements on Route 19 and include them instead within the site, along American Way and Dutilh Road.

Jason Kratsas, township director of engineering and environmental services, said PennDOT’s traffic impact study showed that there needs to be some traffic signal timing optimization, creating a signalized right-turn-only from Dutilh Road onto Route 19 north, and lengthening the southbound left-turn lane from Route 19 onto American Way by about 50 feet.
