A new development may be coming to Jackson Township.

Spring Valley Partners L.P. has begun an application process to build a planned residential development on Zehner School Road.

Brett Schultz of Weaver Homes in Mars presented the plans at the Jackson Township planning commission on Wednesday, asking for feedback from the commission before officially submitting their application to the township supervisors.

The plan is to build 25 patio homes containing 98 units and a clubhouse and pool. The development would also require the construction of two smaller roads that would come off Zehner and provide residents with access to their homes.

It would be split into two smaller neighborhoods as a ravine currently splits the property into two smaller neighborhoods with 40 units in one and 58 in the other.

Units are expected to sell for upward of $250,000, Schultz said, adding that their customers are typically 55 and older, looking to move out of areas like Cranberry or hoping to buy a smaller home now that their children have moved out.

“Many sales are cash,” he said, and so far he hasn’t had any trouble selling units in other developments.

Council members brought up some concerns about traffic but mostly found the proposal to be unproblematic.

They expect to have the application by November.
