New Flynn’s Tire & Auto Service in Adams Township granted conditional use approval

ADAMS TWP — The board of supervisors granted conditional use approval to Flynn’s Tire and Auto for a proposed new auto care and tire shop during its meeting Monday, June 22.

Flynn’s, a small chain of tire shops based mainly in Western Pennsylvania, is looking to open a new location along Aster Way, near Route 228. The plot of land they want to build on is 1.32 acres next to a Shell gas station.

According to Brian Almeter, of the consulting group Fahringer, McCarty, Grey Inc., plans for the new Flynn’s shop call for an 8,000-square-foot retail space with 12 auto repair bays — six on each side of the building. Between 44 and 49 parking spaces will surround the location, to meet the township’s requirement for retail stores to have one parking space for every 200 square feet. The minimum in this case would be 41.

The plot of land is located within a residential agricultural moderate density zoning district. It is also covered by the Route 228 Overlay District. According to the zoning ordinance, “automotive service including collision repair” is a conditional use in the overlay district, meaning permission is required from the board of supervisors before the business is allowed to operate.

Flynn’s representatives made the case that the plan for the new location conforms entirely to the township’s code and will not cause a serious disruption to the surrounding area — including with lights, sounds and appearance.

“The intent is to have the maintenance staff of Flynn’s Tire maintain the property in a clean manner,” Almeter said. “We will have a trash enclosure, as well as a tire enclosure so they're not just laying around. We want a clean store.”

“I'm just looking forward to the great community you guys have here and I'd love to have a tour here,” said Joe Flynn, president of Flynn’s Tire.

As of June 2026, Flynn’s Tire & Auto consists of 31 locations in Western Pennsylvania and Eastern Ohio. However, the Adams Township location would be the first Flynn’s Tire anywhere in Butler County.

Although Flynn’s Tire was granted a conditional use waiver, it still must have its land development plans approved by the township’s planning commission and board of supervisors in the coming months.
