Another fast-food joint approved for Buffalo Township

Buffalo Township purchases two new police cars

BUFFALO TWP — The fast-growing township may have yet another fast-food joint in the near future.

At its monthly meeting Wednesday night, Feb. 11, the board of supervisors gave its approval to a land development plan for a property on South Pike Road located between Arby’s and Burger King. The vacant 0.97-acre lot is owned by Eric L. Smith and his holding company JKess L.P.

While the proposed use is listed as “fast-food restaurant, commercial use,” no one with the township could identify which restaurant would occupy the space.

In addition to Burger King and Arby’s, Buffalo Township already features a Dairy Queen and a Starbucks. JKess L.P. owns the Burger King property on South Pike Road.

While JKess L.P. is listed on legal documents as owner of the lot — as well as other properties in Buffalo Township — the deed for the vacant lot, which dates to 2010, lists “E.L. Development” as a “general partner.”

According to its website, E.L. Development maintains several businesses across Butler County, including South Pike Square shopping center and Smithco Self Storage in Buffalo Township, and Kristy Kleen Car Wash in Jefferson Township.

Police vehicles approved

Supervisors on Wednesday also approved the purchase of two new Dodge Durango pursuit vehicles for the township’s police department for a total of $131,265.

Supervisor Ron Zampogna said the new vehicles are well within the amount forecast in the 2026 budget, as the township already had been looking to purchase new vehicles for the department.

“We did budget $140,000 this year,” Zampogna said. “The prices that the chief (Tim Derringer) was able to get keeps us under budget by about 6%.”

Derringer said each vehicle costs around $45,000, with an additional cost of more than $20,000 to upfit each vehicle for the police department’s needs.
