Cranberry supervisors advance Ogle View Development following public hearing

CRANBERRY TWP — During a meeting on Thursday, Nov. 20, supervisors unanimously advanced plans for the Ogle View Development, a 19-acre mixed-use project planned for the corner of Ogle View Road and Route 19.

Following a public hearing, developers from engineering firm Herbert, Rowland & Grubic were granted preliminary land development and conditional use approval for the community shopping center and multifamily residential complex.

The plan includes 26,535 square feet of small retail, 28,000 square feet of large retail, a 3,500-square-foot restaurant with a drive-thru, 22,333 square feet of office space, 32 multifamily residential units and a 6,139-square-foot fueling station, which was confirmed by township officials late last month to be a Sheetz convenience store.

“Currently we don’t have tenants identified for those buildings,” HRG senior project manager James Greene said. “So in the future we’ll be coming back for preliminary final approval through the township.”

Developers previously described the project as a pedestrian-friendly hub with a central courtyard, ground-floor storefronts and upper-level residential units, drawing inspiration from nearby Streets of Cranberry and the Meeder neighborhood.

The site will also undergo significant transportation upgrades, including turn-lane additions, widening along Ogle View Road and a new traffic signal at Route 19 and Ogle View Road in front of the entrance to Farmer’s Bank, as required by the Pennsylvania Department of Transportation.

“We do have an impact traffic study that was approved by the township’s engineer as well as PennDOT,” Greene said, adding that plans for a highway occupancy permit were submitted to PennDOT with approval expected in the spring of next year.

Township officials said developers will continue coordinating with state agencies on wetland impacts and will refine landscaping and facade details along Route 19 prior to seeking final approval in the coming months.

Construction is expected to occur in multiple phases, beginning with site grading and stormwater work.
