Jefferson Township development progressing

All across Butler County over the past decade, what were once open fields have rapidly been turned into residential developments to feed the county’s ever-growing need for housing in one of the only growing sections of Western Pennsylvania.

One of those developments is Liberty Pointe in Jefferson Township, which is situated on 45 acres of what was once farmland. Local homebuilder Pitell Homes purchased the property in 2021.

According to local real estate agent Marilyn Stahl, who brokered the deal with Pitell Homes, the property was a hot one at the time it was up for sale.

“I knew about this property for years and years,” Stahl said. “when the people finally decided to sell it, you know, I contacted two developers. Another company was first. Sean came in the next day and said, ‘We want it.’ The next day, another developer wanted it because it's a nice level piece of ground. It sold in a day.”

According to Pitell Homes president Shaun Seydor, the first phase of Liberty Pointe is complete.

“Phase 2 is currently under development,” Seydor said. “It’s slated to be complete from a development perspective at the end of 2026. That’ll have the balance of the home sites.”

Of the 27 homes that have been built so far, 21 have been sold, with 16 currently occupied, and another 12 are currently under construction and another four soon to follow.

Liberty Pointe consists of “quad patio homes” — where a house is divided into four separate living spaces. In a typical Liberty Pointe home, most of the space is contained on one floor, with a bedroom and storage space upstairs. In total, Liberty Pointe will have 104 living spaces when complete.

“All of the exterior maintenance is covered by the (homeowners association),” Seydor said. “All the residents here have grass cutting, snow removal and exterior maintenance of their roof for shingles.”

Seydor says that, while the company has won awards for “Best 55+ Product” in Western Pennsylvania, Pitell does not exclusively market to seniors.

“They’re not restricted to 55-plus, but that tends to be the profile of our buyer,” Seydor said. “This is typically a move-down buyer or an empty-nest buyer, somebody who's moving down from a larger home to a maintenance-free community that's a little easier to take care of.”

According to Pitell Homes sales associate Michael Ackaoui, one of the biggest selling points for Liberty Pointe is the immediate proximity from the development to downtown Saxonburg.

“You’re three blocks away from Saxonburg’s Main Street, two blocks away from Sprankle’s,” Ackaoui said. “Most of the businesses up here are locally owned and operated there. There's not a lot of Corporate America presence on Main Street.”

“It’s like a Hallmark town, it really is,” Stahl said.
