62-unit subdivision approved in Butler Township

BUTLER TWP — Commissioners approved development Monday, Feb. 19, of the first phase of a subdivision that will have 62 single-family homes off Dutchtown Road, with a few contingencies.

The Oaks at Dutchtown Road is being developed by Joe Gray, who owns the 30-plus acre property at 75 Dutchtown Road, where the subdivision is planned. According to Michael Ogin, project manager with Gateway Engineers, the structures planned for the subdivision will be constructed in three phases. Commissioners gave preliminary and final approval to phase one Monday, and preliminary approval to phase two.

A timetable for construction has not been announced.

The township’s planning commission gave its approval to the project earlier in the month. At that meeting and the one Monday, two residents who will be neighbors of the planned subdivision, Paul and Bobbi Jo Cornetti, raised concerns about the development.

They said they purchased 12 acres on Dutchtown Road decades ago because of the wide-open space and asked for the project to include a larger buffer space between their home and the subdivision, as well as more trees between the two. Bobbi Jo said Monday that the project manager added some trees to the plan at her and her husband’s request following the planning commission meeting.

The contingencies that came from the commissioners’ approval include compliance with a letter from Senate Engineering; the execution of a developer’s agreement; the posting of financial security; receipt of a National Pollutant Discharge Elimination System (CPDES) permit; and approval from the Butler Area Sewer Authority.

Also at the meeting, Butler Township manager Tom Knights said the township collected just over 37,200 pounds of hazardous waste in 2023, including more than 4,500 pounds of paint, more than 4,400 pounds of computers and computer equipment and more than 21,000 pounds of televisions.
