Development proposed for State Road

Plan includes 92 retirement units

MIDDLESEX TWP — Township supervisors held a public hearing Wednesday for a planned residential development on State Road near Valley Drive.

While some raised concerns about the impact the development might have on traffic and residential density in the area, others spoke in favor of it, saying the plan would bring money to the township and give elderly residents a place to live in retirement.

If approved, the development will feature 92 units on nearly 40 acres, including 18 quadplex units, one duplex and 18 single family homes as well as a clubhouse and a swimming pool.

Mill Creek Partners II L.P. submitted the application to develop the plan. The homes are meant for elderly individuals looking for retirement living.

David Dishong of nearby Valley Drive shared concerns that adding traffic to the area would exacerbate an already-hazardous driving situation.

“This whole plan is designed to come out of a spot, a blind spot, (where) you cannot see. So you’re creating a safety hazard there bigtime,” he said. “It’s a good situation for a lot of accidents.”

People frequently drive over the speed limit, he said, and there are many accidents.

Representatives from the developer said the plan follows borough code and has passed numerous studies and inspections.

In regards to the blind spot, supervisors Chairman Michael Spreng said it will be eliminated in the development process, as the hill causing the sight line blockage can be easily moved.

Township resident Corey Utz seconded the concerns about State Road drivability but said he was relieved to hear that it would be improved.

Linda Millson of State Road told supervisors she supported the plan and what it would mean to her and her friends to have a development geared toward retired residents in the township.

“That’s my piece of property,” she said. “We thought long and hard before we sold it to anybody.”

Millson said they’ve owned the land for 20 years.

“Dean Park, the original owner when Park Farms divided up, wanted my husband to own that and keep it a farm as long as he lived. He’s been dead now for many, many years,” she said. “And when he sold it to us he said this will be your retirement, and as you can see we’re in our retirement.”

Millson said she can no longer care for the property and that homes like the ones proposed in the plan would be perfect for her retirement.

“Hopefully one of those units will be mine, and I’ll be able to stay in Middlesex with my friends, with my church. When I go shopping I’ll be able to find people I know,” she said. “I wont have to move out of Middlesex just because I’m getting older and can’t take care of my house.”

Millson has had others share concerns about having to leave the township in their retirement as well, she said.

“We don’t want to leave Middlesex, and where do we go?” she said. “To me this is an answer to this problem.”

The board plans to vote on whether or not to approve the plan at their Aug. 15 meeting.

Residents will have the chance to address the board before the vote.
