CRANBERRY TWP — Two new business developments were discussed in front of the township planning advisory commission Monday evening.

A retail development on Route 228 was given the nod from the commission.

The development by Pittsburgh-based company Mansfield Capital includes a one-story, 11,000-square-foot building on 1.4 acres at 1656 Route 228.

“It could be set up for multiple tenants or one tenant,” said Ron Henshaw, township planning and development services director. “We don’t know which. They don’t have a tenant named yet.”

The building will have right-in, right-out entrances on Franklin Road and Route 228.

Streetscape enhancements also will be performed around the site and a sidewalk connection across the street will be built.

“There is some sidewalk they cannot build on their site because of topography,” Henshaw said.

Development representatives will meet with the township board of supervisors for final approval.

“Cranberry is a great market. There is a lot of growth there,” said Steve Davis, manager for Mansfield Capital. “I think it (building) will do well and add to the marketplace.”

Davis said the building is scheduled to open in the fourth quarter of this year. He said while tenants have not been named, the company is talking to numerous people.

“We’re looking forward to getting through the approval process and building the center,” he said.

Another plan, however, did not receive recommendation from the commission.

American Building Products, a Gibsonia-based installation service company, plans on building a two-phase project on Alps Avenue.

The first phase would include a 14,000-square-foot storage and sales area, a 4,800-square-foot office and a 6,200-square-foot retail space at 2 Alps Ave.

The second phase would include a two-story, 8,000-square-foot office building on about 3.36 acres at 8 Alps Ave.

The planning advisory commission did not give the company a recommendation due to issues with the stormwater system and parking.

“They didn’t account for all the runoff on the site,” Henshaw said on the stormwater system.

Henshaw also said design details are needed.

Representatives will meet with the planning advisory commission Monday, Henshaw said.
