Adams developer gets PRD change

Taylor Ridge plan's 1st phase complete

ADAMS TWP — A developer Monday night asked the township supervisors to modify his Taylor Ridge housing plan from a single-family housing plan into a planned residential development.

Eric Lamm of Taylor Ridge Development Associates in Cranberry Township said the first phase of his development is already complete.

The switch to classify the plan as a planned residential development allows the developer to reduce the average lot size, freeing up space for more lots and extra green space. Lamm said each house on the second phase of construction will be built on half an acre.

The supervisors approved Lamm's request.

Lamm said half of the 50 planned homes have already been built next to the Adams Township Community Park and the other homes will be built based on how the first houses sell.

He also said the 51-acre development will include more than 20 acres of green space and that each house will cost about $485,000 to $500,000.

"The development's proximity to the park as well as (Mars High School) makes it a compelling place to live," he said.

The supervisors Monday night also renamed the borough's annual 5k race to the Herb Kaufman Memorial 5k race in honor of the late supervisor who died in January. The race will be on the township's Community Day Sept. 12.
