ADAMS TWP — A residential plan tabled by the supervisors last month and decried by neighbors of the development, was approved 4-1 on Monday night.

Cypress Fields, a plan of single-family homes on 35 half-acre lots on 43 acres on both sides of Davidson Road near Good Luck and Oak lanes, was not given preliminary approval in September by supervisors because they wanted to consider the concerns expressed by residents and because Supervisor Donald Aiken, board chairman, was not present to vote last month.

Several residents in September complained about an “S curve” on Davidson Road that they felt would become more dangerous with motorists from a housing plan entering and exiting the road.

Stephen Victor of Victor-Wetzel Associates, who represents the developer, said last month that a hillside would be shaved down and trees removed so motorists could see through the bend.

But the residents said the area of the hillside drains water onto Davidson Drive, which creates an icy hazard in the winter.

After a long debate about the S curve with supervisors, Victor then announced that the developer would be willing to straighten out the bend.

On Monday night, Victor showed plans that left the curve intact and showed new drainage placed along Davidson Road where the hill would be shaved down.

Supervisor Linda Lees asked the developer’s engineer and township engineer Ron Olsen if they thought the drainage would create a safe situation, and both replied that it would.

The new plan puts the entrance to Cypress Fields between Good Luck and Oak lanes.

The board gave the plan tentative approval in a 4-1 vote, with supervisor Russ Ford dissenting.

Victor said he will return to the supervisors with final drawings for the plan after he receives required permitting for grading from the state Department of Environmental Protection. Once final approval is received by the supervisors, work on the development can begin.

Victor hopes to break ground for Cypress Fields in June or July.

The homes will be priced in the $500,000 to $700,000 range, Victor said.
