Farmers Mutual building in Butler Township to receive addition

BUTLER TWP — Supervisors approved a land development plan for the Farmers Mutual insurance company building on South Eberhart Road during their monthly meeting on Monday, Sept. 15.

The company is seeking to add a second story to its already-existing building and make an additional expansion to the rear of the building. This would expand the building’s footprint by 3,000 feet.

Plans also call for moving the parking lot from the front to the rear of the building. The parking lot will feature 34 spaces, and three of them will be Americans with Disabilities Act compliant spaces.

According to Josiah Hoefler from Gateway Engineers, the building is not a public-facing facility open to customers.

“This building is just used for the Farmers Mutual agents,” Hoefler said. “It's not a place that the public can come. This is just for their agents and their administrative staff to work.”

According to Butler County property records, Farmers Mutual purchased the property at 205 S. Eberhart Road in 2022 for $499,000. They also purchased the neighboring residential property in October 2024 for $450,000. In July, the board approved a rezoning of the residential property from residential to commercial.

Supervisors approved the land development plan on Monday, Sept. 15, contingent upon posting a financial security, executing a developer's agreement and a stormwater operations agreement, and obtaining sewage approval.
