Jackson supervisors give green light for trio of residential developments

JACKSON TWP — More than 200 new residential dwelling units are on track for construction after supervisors provided various forms of approval during a meeting Thursday, Aug. 21.

The units stem from a trio of new residential developments, including Silverthorne Lane and Virginia Village, which were the subject of brief public hearings where only their representatives spoke.

Silverthorne Lane, which was submitted by WR Development, received tentative approval for the construction of 22 single-family lots located just off Tollgate School Road and Grove Hill Lane.

To better accommodate the building process and ensuing traffic flow, about 800 feet of Tollgate School Road will be widened by 2 feet. Developers will also save the vast majority of the wooded area around the site, with only a half dozen trees set to be knocked down.

Virginia Village, a plan submitted by 2328 Evans LLC, received both tentative approval and final application approval for the construction of 140 townhomes and related infrastructure near an area off Route 68 and Textor School Road.

A tentative approval allows a developer to build the infrastructure, however, the developer cannot formally file public documentation with the appropriate governing body or sell lots. Meanwhile, a final application approval allows a developer to file documentation and begin selling lots.

Finally, the first phase of the Emerald Valley plan, which was submitted by Heurich Construction, was granted a final application approval for the construction of 56 single-family lots just south of Fanker Road. During an April meeting, the developer said the development would be five phases and likely take at least five years to fully construct.

Earlier this summer, township supervisors signed off on a zoning ordinance that aims to reduce density among new residential developments that are submitted to the township. Each of the three residential developments that were granted some form of approval during Thursday’s meeting were submitted before the ordinance was approved.
