Preliminary plans presented

CRANBERRY TWP — A new multifamily development off Powell Road will be built under the regulations of the township's traditional neighborhood development zoning.

Chatham Commons at Cranberry includes four three-story buildings of 128 residential units on 14.6 acres. Preliminary plans for the project were presented Thursday at the supervisors meeting.

The development is the township's first in the new TND-2 traditional neighborhood development overlay district, which limits commercial development as part of the district.

The supervisors will vote June 4 on the conditional use application for the development. The plans will still need final approvals before construction could begin.

The plan's access is adjacent to Bucktail Drive, the main entrance to the Park Place, the largest traditional neighborhood development that is under construction. Chatham Commons also will be near the existing township housing plans of Highland Village and Forest Park.

Jason Kratsas, township director of engineering, said to ensure safety at the intersection of Bucktail Drive and Powell Road, which will be one of the main accesses to Graham Park, a traffic light is expected to be installed.

A decorative street light is expected to be installed at the intersection to keep the area lit and delineated crosswalks, similar to the crosswalks installed near Haine School, will be constructed.

The developers will build a left turn lane into the Chatham Commons property on Powell Road as part of the road improvements, said Kratsas.

The design of the buildings will incorporate designs that were approved in the pattern books for housing development in the traditional neighborhood zones. Many of the outdoor elements including lighting will mimic styles that are being installed within Park Place.

Consultant Jeff Campbell of Rothschild/Doyno said each building will have 32 units and with 16 single bedroom units and 16 two bedroom units.

The development also features a large courtyard and clubhouse with a swimming pool.
