Business park looks to expand

CRANBERRY TWP — A business park near the township’s municipal building is looking to expand.

During a recent meeting of township supervisors, plans were presented for an expansion at Commerce Park Center, an area that features single-story office space and warehouse buildings behind the municipal center and St. Ferdinand Roman Catholic Church.

According to Ron Henshaw, township director of planning and development services, the original building was constructed in the 1980s, with expansion in the mid-’90s.

The new project calls for land use and development approval to add two buildings.

The first building would be a 14,800 square foot structure at 100 Commerce Park Drive, where a private preschool playground is currently situated. Henshaw said it would include “flex” office style buildings that contain both traditional office space and warehouse space with loading docks.

Public comment was heard on the project earlier this month, and Henshaw said supervisors will consider the proposal at their Dec. 6 meeting. If approved, construction could begin next year.

The second building would be similar in nature to the first, though slightly larger at 15,500 square feet. However, plans call for that building to be built on a wetland area, which would require a special state permit that has not yet been received.

“At some point they’ll come back for final Phase 2 approval,” Henshaw said.

Henshaw said while no tenants have been obtained for the new space, the versatility of the space ensures there will be a “wide array” of interested businesses. He said it’s an example of the changes seen at business parks in the township over the years, as uses have gone from industrial to more people-oriented, including preschools and day cares.
