Hotel Saxonburg listed for sale again, at lower price

After failing to find a buyer during a sheriff’s sale in May, the Hotel Saxonburg is once again on the market — this time through the traditional process.

A listing for the 194-year-old hotel and restaurant, which has been closed since March 2025, popped up through real estate listing sites on Thursday, July 2. As of Monday, July 6, interested buyers can purchase the property for $550,000 — a price over $150,000 less than what the county asked for at the sheriff’s sale in May.

The Hotel Saxonburg, which originally opened in 1832, closed its doors due to financial difficulties and has yet to reopen. The property went to sheriff’s sale in May with a suggested price over $700,000, but received no takers. As a result, Northwest Bank assumed control of the property for $4,354.45.

By the time the business closed, previous owners Lee Uncapher and Annette Gervais, under the business name of Two20 LLC, had defaulted on two different loans from Northwest of $600,000 and $50,000. However, Kimberly Crase — of American Destiny Real Estate, the Canonsburg, Pa.-based company that is listing the property — said anyone who purchases the hotel will not have to deal with the financial burden from liens associated with those loans.

According to the Butler County Assessment Office, there are currently no delinquent taxes attached to the property.

Jack Hutterer, a Realtor for Berkshire Hathaway who lives nearby, said the newly listed Hotel Saxonburg is already attracting interest from at least one potential buyer.

“I can tell you, I have already shown it to a prospective client,” Hutterer said.

Although there were concerns from Saxonburg civic leaders the property would deteriorate the longer it sat vacant, Hutterer said he was pleasantly surprised by how well it has held up since it was shuttered.

“The property’s in much better condition than I might have expected,” Hutterer said. “There’s a little bit of mold in the basement that would need to be mitigated and some moisture in the basement. It’s been closed up for a year and a half with no dehumidifier running, but it was not nearly as bad as I had heard that it might be.”

In addition to the restaurant, the Hotel Saxonburg — true to its name — also featured five bookable rooms for guests prior to its closure.

According to Crase, anyone who purchases the property would also take ownership of the restaurant’s liquor license, as well as all of its furniture and equipment. Butler County court records indicate that all of those were included in the sale from the previous owners to the bank in May.

The former Hotel Saxonburg’s liquor license is listed as “expired” since June 30, 2025, in Pennsylvania Liquor Control Board records.
