Graham Neighborhood plans move forward

CRANBERRY TWP — Members of the township’s planning commission unanimously approved a recommendation for a final land development application for the Graham Planned Neighborhood at a meeting Monday, Oct. 28.

The application includes final phases 1A, 1B, 2A, 2B and 4, which, when combined, call for the construction of 284 residential units on about 54 acres near Glen Eden Road.

When the plans initially were presented, the planning commission recommended developers take another look at two significant modifications.

One of those modifications was to keep the 50-foot setback — which is the distance between the buildings and the road — free of any buildings or structures.

“They didn’t recommend that, but the developer has fixed that one,” said Ron Henshaw, planning and development services director. “That’s why it won’t be brought up to the board of supervisors.”

The second recommended modification centered on standards for lot and yard sizes for individual developments.

Objections were made by the planning commission regarding the width of each lot and the setbacks of each space.

“The planning commission didn’t support that and thought there was too much,” Henshaw said. “Staff has told the developer they should continue with the … standards request because it makes for a more compact development, which is in keeping with the planned neighborhood overlay district.”

Since both modifications now have been taken into account, Henshaw and other members of the planning commission noted they expect supervisors to approve the final land development application at an upcoming meeting in early November.
