4th Dimension Properties in talks to fill space in mall

The new owner of the Clearview Mall in Center Township has plans to fill the space with more businesses, with the space formerly leased by JCPenney being a key factor in its plan.

Felix Reznick, principal of 4th Dimension Properties, said the Florida-based company became a limited partner of the mall in 2020, when it was owned by Kohan Retail Investment Group. He said 4th Dimension Properties bought the mall, and officially took ownership Jan. 1.

The company owns 15 malls across the country, according to Reznick, in states including Texas, Minnesota, Washington and Maryland.

Reznick said Tuesday, Feb. 27, that 4th Dimension plans to hire brokers to fill vacant spaces in the mall, and he has been in talks with a potential tenant for the previous JCPenney space for a while.

“You need a powerhouse to come into the JCPenney; you need something that is going to attract a lot of people,” Reznick said. “I’m hoping within the next month or two to have something in writing and signed.”

The Clearview Mall currently houses stores including Dunham’s Sports, Rural King, Boscov’s, Bath and Body Works, Spencer’s and Altmeyer’s Western Wear, and restaurants including Texas Roadhouse, Dragon, Compadres and Auntie Anne’s. It also has hosted events including summer carnivals and the annual Butler Toys for Tots distribution.

Reznick said 4th Dimension Properties works with retailers and other businesses that want to lease space. He said the Clearview Mall could house either. Reznick also said 4th Dimension hosts events at its malls, which helps bring people in.

The company also plans to do some capital projects at the mall, according to Reznick.

Reznick said he has a vision for the mall that differs from Kohan Retail, which involves being a catalyst for bringing in new businesses to its storefronts.

“There are new people here who care about it,” Reznick said. “We’re likely the cheapest rent in town, tons of parking, food easily accessible. We’re open for business.”
