B+E announced Friday, July 7, the sale of Sunbelt Rentals property at 215 Thorn Hill Road in Cranberry Township for $5.85 million.

B+E is a modern investment brokerage firm that specializes in net lease real estate and helps clients buy and sell single tenant real estate.

The seller of the property was Envoy Net Lease Partners, and the buyer was a private investor in a 1031 exchange, meaning Sunbelt Rentals will remain the tenant of the property with a new private landowner.

A 1031 exchange under Section 1031 of the United States Internal Revenue Code states a taxpayer may defer recognition of capital gains and related federal income tax liability on the exchange of certain types of property.

Sunbelt Rentals, a construction machine and tool rental company, has 15 years remaining on its lease for the 10,097-square-foot property.
