32-home plan proposed for Adams Twp.

Existing flood plain must be assessed

The Adams Township Planning Commission was presented with plans for a proposed 32 single-family home development Wednesday.

The 52-acre neighborhood, the Rightmyer Development, would have homes off Davidson and Glade Run roads.

Gary Peaco, Adams Township manager, said Thursday the plan is in its early stages, with the project's designer, Victor-Wetzel Associates, only approaching the township with the idea a few months ago.

He said the group is evaluating the proposal.

A representative from Victor-Wetzel presented the commission with a design concept at Wednesday's meeting.

Mike Wetzel, a partner with Victor-Wetzel, said the designer is working for Novena Neighborhoods, the builder.

Most of the development would be in Adams, but approximately 2.2 acres would be in Middlesex Township.

“The property can be developed; right now it's looking at how many lots can they get,” Peaco said.

During Wetzel's presentation, members of the planning commission expressed concern about a stream that runs through the proposed property, and Peaco said the designers will have to work with the landscape of the property to ensure the houses can be built safely.

“We're going to try to discourage any building on a flood plain,” Peaco said. “That could take them a long time to figure out.”

Wetzel said the firm will look at the flood plains already on the property for further assessment before returning to the planning commission with an update.

“There is an existing flood plain on the property,” he said. “So, we need to do the studying of the flood plain to see how it works and how much we can work with.”

Additionally, Martin McKinney, chairman of the commission, said Middlesex Township eventually will have to be involved in the development, but Peaco noted the administrators of Adams will be the main facilitators of the development.

“The major question here is the wet issue,” McKinney said. “In the end, I guess Middlesex is going to have to sign off on a little piece of this.”
