Zoning rules prompt changes

Developers fix housing plans

The developer of the proposed Highfield Trails housing development in Butler Township has reduced the number of homes in the plan to comply with the township zoning ordinance.

Representatives from the developer said they reduced the number of homes from 113 to 100 in a plan update the former discussed with the township planning commission Tuesday, said township zoning officer Jesse Hines.

No action was taken, but the developer is expected to formally present the updated plan to the commission for approval on March 2, he said.

The zoning ordinance has a density requirement of one home, or unit, for every 15,000 square feet of space in residential developments, not including the area where roads will be built. Removing 13 homes from the plan would meet that requirement, Hines said.

The developer, Great Living, is also addressing other issues raised by zoning officials, including lighting, driveways and road configuration.

The existing Highfield Community Center is not part of the development and will remain in place. War monuments on the property will be relocated to an area near the center.

In addition, the commission tabled consideration of the land development plan for the proposed Villas at Forest Oaks residential development that lies mostly in Center Township.

Located off Mercer Road, the development includes eight quad buildings containing four condominiums in each building and a community building on 6.7 acres in Butler Township, and 12 quad buildings and two duplexes on 17.4 acres in Center Township, Hines said.

He said the developer is addressing issues raised by zoning officials and is expected to present the plan to the commission for approval on March 2.

Center Township officials said the developer is expected to present the plans to the planning commission on Feb. 24.
