Adams holds hearing on PRD

ADAMS TWP — A public hearing on the Stone Ridge Farms planned residential district drew a small crowd Monday, but no objections were raised.

According to Chris Kerns, representing developer Chris Kaclik, the plan includes 104 acres along Dobson Road. It will hold 63 single-family homes, which will have a median cost of $450,000, Kerns said.

Three homes will directly face Dobson Road, while the remaining homes will share an access road. Kerns said a traffic analysis showed there would be little-to-no impact on traffic in the area.

The plan is adjacent to the Kingsridge development, a 95-acre housing plan. Kerns said plans call for a walking trail to be built between the two developments.

Kerns said the plan has been in the works for a while, with documents showing the sketch plan presented to Adams supervisors in April 2017. He said developers have taken suggestions and changes and incorporated them into the plan, including finding ways to ensure the environmental impact is as minimal as possible.

“That’s the whole point of the PRD ordinance,” he said, adding the homes in the plan are at or under requirements for maximum density, setback and open space. “We’re meeting all of the ordinance criteria.”

Kerns did present one modification to the plan, which would place a sidewalk on one side of the street, which was recommended by the planning commission.

The public hearing gave members of the community, as well as supervisors, a chance to comment and ask questions about the plan. One resident asked about stop signs at the end of the development onto Dobson Road, and was informed Dobson Road traffic will have such a sign.

The board of supervisors will review the plan at its next meeting, scheduled for 7 p.m. May 16.
