JACKSON TWP — A housing development on Old Little Creek Road may begin construction later this summer.

Harmony Place at the site of the former Miller Animal Hospital received approval Thursday from the township supervisors.

It is planned to have about 14 duplex homes on four acres. A retention pond also is planned for the cul-de-sac development.

However Allan Beechey, professional engineer for Hanover Engineering Associates, said the development has received more inquiries about have single homes instead of duplexes.

“When we designed the lots, we made them wide enough for the widest unit,” Beechey said. “They could take one of those units and build them as two singles and still meet the setback regulations.”

Beechey said having single homes helps with the overall design because of the 10-percent slope on Old Little Creek Road.

“We had some issues trying to get the driveways to work, so separating them as singles and dropping them as the hill comes down helps a lot,” he said.

The homes would cost about $450,000 each and blend in with existing single-family homes in the area.

The developers, Zelienople-based Hurstrock Holdings, would have to pay traffic impact fees, about $1,400 per unit, and recreation fees, about $800 per unit, in lieu of land dedication for green space.

The building that housed the animal hospital was demolished last summer.

“It’s great considering what was there before was an eyesore,” said Jim Clarke, developer with Hurst Rock Holdings.

The township plans to add a bike lane by the neighborhood and to repave Old Little Creek Road.
