Adams board has discussion on house plan

Development to have 5 homes

ADAMS TWP — The township supervisors Monday night had a longer discussion about a proposed five-home development than they have had about a number of huge residential plans.

Jim Sperdute of Sperdute Land Surveying told the supervisors that the Tucci family bought nearly 6 acres at the intersection of Hutchman and Dobson roads.

The Tuccis’ plan for the land, which is across from the entrance to TC Recycling, is to divide it into five lots which would have one single-family home each.

Included in the plan are sidewalks on both Hutchman and Dobson roads along the outer edge of the land. The acreage is in a rural area.

“Where will these sidewalks go?” asked Supervisor Russ Ford.

Supervisors Chairman Donald Aiken wondered the same thing.

“That’s a waste of money there,” Aiken said. “I think some of these things are getting out of hand.”

But Supervisor Tom Franceschina, who is also on the township planning commission, explained that a drive through nearby Pine or Cranberry townships shows that developers are placing sidewalks around and through developments for future connection to other developments.

Franceschina said the sidewalks are required according to the township ordinance.

“The applicant would not be opposed to you saying ‘Don’t build a sidewalk,’ but the planning commission recommended it,” Sperdute said.

Supervisor Linda Lees worried about four or five driveways so close together accessing Hutchman Road, but Sperdute said each lot is the required 150 feet across.

“There’s plenty of site distance,” Franceschina said.

A Tucci family member who attended the meeting said three of the homes would house Tucci family members. He said the two other lots could be sold or saved for other Tucci family members in the future.

He said the houses would range in size from 2,500 to 3,500 square feet each.

The plans were approved, but Lees said she is not in favor of the five driveways accessing the road separately.
