Cranberry supervisors change Brandt zoning

2 parcels part of 'super block'

CRANBERRY TWP — The township supervisors voted Thursday to rezone two parcels of land where officials anticipate the development of high-density apartments.

The two parcels along Brandt Road were changed from special use zoning to regional commercial zoning.

The parcels are occupied by McClymonds Supply and Transit and Auction Barn, which closed in January.

Don Graham, an attorney representing Robert Ferree, asked the board not to approve the change.

He said Ferree owns the Auction Barn property and owns other land in the area.

There was interest in the land from developers who wanted to build a senior housing facility there and the zoning change would remove nursing care and assisted living as possible uses, he said.

“It caused us to be a little bit surprised. It seemed like an unusual thing to do,” he said about the proposal to rezone.

Ron Henshaw, director of planning and development services, said the change is to match the potential uses of the property with neighboring properties.

The parcels are part of what the township calls its “super block,” the area bordered by Freedom Road, Route 19, Brandt Drive and Executive Drive, which has a lot of commercial development.

“This is a strategy that we have in rezoning these as part of the super block, again looking at and trying to encourage development and redevelopment in this Route 19 corridor area,” he said.

Despite the objection, the supervisors agreed that the change made sense. “I think this fits in very well with our overall plan,” Supervisor Bruce Mazzoni said.
