New business construction raises prospects for more

Butler County’s business climate just got a little warmer. Four separate reports in recent days reflect a sudden rise in commercial temperature:

• Zelienople was awarded a $500,000 state grant toward its proposed $9 million downtown renovation. The grant, from the state Department of Community and Economic Development, is the first of several needed to pursue the revitalization project. It represents a major milepost for Zelienople, PA Revitalization, the group formed a few years ago to pursue the renovation project.

• Rite Aid Pharmacy will build 14,500 square-foot store in downtown Butler as part of the anticipated Centre City project. The new store will be at the northeast corner of South Main and East Cunningham streets as part of the $10 million project that will center on a 75-room Marriott Springhill Suites hotel and a three-tier parking garage. Centre City developers anticipate breaking ground in October. Rite Aid’s commitment caps a long search by developers to land a retail element for the Centre City project.

• The Butler County and Zelienople airports were awarded a combined $2.6 million in state and federal grants. The Butler County Airport will spend $1 million to widen a taxiway and acquire land in a runway protection zone. Work is expected to begin next spring. The Zelienople airport will use its $1.6 million to add sewage and water service and to develop an area for private hangars. Airport officials said the projects will address long-standing deficiencies at both airports.

• V&S Management broke ground Wednesday on the Holiday Inn Express in Butler Township. The four-story, 80-room hotel on North Duffy Road, near the Target and Walmat stores, will be one of the last pieces of the Butler Commons/Butler Crossing complex. It will be open by spring, said Jay Bandaru, head of the company that will operate the hotel.

The increase of business activity seems to have happened almost overnight, but the commencement of all four projects follows years of planning and waiting for the right opportunity. The new developments signal a growing belief among investors and business leaders that better times — and more business opportunities — wait just around the corner.

“We’ve been trying to bring this here for almost seven years,” Bandaru said at the Holiday Inn Express groundbreaking. He added: “Butler has so much potential and growth.”
