Mobile home park owners want to sell to developer

Water regulations led to Feb. closure

ADAMS TWP — The Kennedy Mobile Home Park, which closed rather than meet expensive state water regulations, will be sold to a developer.

Jim Sperdute of Sperdute Landscape Surveyors told the township supervisors Monday night landowners Brian and Robin Kennedy want to subdivide the 15-acre property on Hutchman Road into seven lots of about two acres each.

After the meeting, Sperdute said the Kennedys' plan is to prepare the property for sale to a developer.

Two water wells exist on the property, and Sperdute said the Kennedys would add four more to provide water to all the prospective single-family homes. He said sewer service from Breakneck Creek Regional Authority is available.

The former 24-home mobile home park across from the township road crew building closed in February after state Department of Environmental Protection officials discovered two wells were providing water to the mobile homes. Agency officials told the Kennedys anyone distributing water to more than 15 homes and 25 people must have a permit because that is considered a public water distributor.

At that time, they had two options that would have kept the park running: pay to extend 1,500 feet of an Adams Township Water Authority line down Hutchman Road to the park, or get the permit from DEP, which would mean upgrading the wells to meet state requirements.

Either option would have cost $250,000 to $300,000, making a solution cost prohibitive because the rent was only $240 per month from each renter and there still is a mortgage on the property.

The supervisors voted to approve the subdivision.
