There is office space available in Butler, but prospective businesses need to know where to look to find it.

While city and Butler County officials work with prospective business owners, none keeps a list of available space for buyers or renters to see.

Mayor Maggie Stock said the city does not keep a list of available properties.

The Butler County Chamber of Commerce keeps no list. Neither does Butler Downtown.

However, a group in Pittsburgh does.

The Pittsburgh Regional Alliance, which covers parts of 10 counties in the southwest corner of the state, works to bring companies to this region, which includes Butler County.

One service offered by the alliance is PittsburghProspector.com, an online database of available properties.

“It’s a great tool for the PRA to market the region to business,” said Phil Cynar, the senior communications specialist for the Allegheny Conference on Community Development and Affiliates.

The alliance, which is an affiliate of the conference, works with more than 400 business owners, real estate brokers, and other development organizations to compile a list of properties for sale.

“It’s an armchair way to see what’s available,” Cynar said. “It’s just an easy and convenient way to see what the region has to offer, and anything we do to simplify the process is a positive.”

There are nearly 2,000 properties, ranging from a few hundred square-foot offices to industrial complexes spanning several acres, on its website.

“Only thing we don’t list is retail and residential,” said Jael Jones, a marketing manager with the alliance.

Butler County is home to more than 150 of those properties on the site, with more than half of those being office spaces.

Butler and Cranberry Township have the most listings of offices, with 10 and 29 listings, respectively.

In the city, spaces range from 1,000 square feet to more than 50,000. These spaces, which include both full office buildings, sections of buildings, and even renovated homes, are for sale or lease.

Other than Allegheny County, which has more than 600 office locations on the site, Butler County has more listings than any other county in the region.

But Jones said that can’t be a firm indicator of what all is available.

While the organization works hard to get as many properties listed as possible, Jones said she couldn’t be sure what percentage of available real estate in each county is on the website.

“It’s really just hard to judge that,” she said.

That list includes a variety of data on the properties, ranging from basic size information to past renovation dates.

This type of information is useful because office space uses an A, B or C classification system to rate properties, with Class A being the best.

Jones said the website was the only option that made sense to gather the data.

“We couldn’t keep track by going through all the different broker websites,” she said. “We found it was more convenient to house ourselves. It just helps expedite information.“

The alliance works with groups in Butler County, including the Butler County Community Development Corporation.

“We’ve always had a real nice relationship working with Butler County,” Cynar said.

Chelynne Curci, the Main Street manager with the organization designated at promoting downtown business, said she has no list of available office spaces, but is exploring options to collect the data online.

“We’d really like to create a form on our website of space available,” she said. “We just haven’t been able to get there yet.”

While such as list isn’t available through Butler Downtown, the organization does work with prospective buyers and renters to find offices.

Curci said the organization will help property seekers track down and locate space in the city through its contacts and resources.
