Oct. 3 vote slated on Park Place phase revisions
CRANBERRY TWP — After months of continuations, revisions to the Park Place development finally will come to a vote.
Township supervisors Thursday closed public comments on the development and set Oct. 3 as the date on which the board would consider the revisions to Phases 6, 7 and 8 of the development.
The changes mainly include the number and types of units on the 195-acre property bordered by Rochester and Powell Roads.
Four lots previously designated for single-family houses now will be nine townhouses, and several apartment buildings will similarly be turned into townhouses, Ron Henshaw, director of planning and development for the township, said.
As a result, the number of units on the development will decrease by 87, from 884 to 797 units.
Ed Moore, a representative of Sheffen & Company, said much of the changes came from being unable to plan those four single-family houses on those lots, as well as wanting to highlight greenspaces in the development.
In addition, Pete Robertson, another representative for the developer, highlighted facade changes on the townhouses, noting that the brick-and-siding look would yield to a full-brick facade in the new buildings, which may be different colors.
“We think all of the products are good, but, as we work through different areas of the neighborhood, we think diversity is important,” Robertson said.
One of the reasons for the delay — the matter originally came for a vote in July — is that the homeowners association wanted to work with the developers to ensure future construction would remain within what current residents wanted.
Andrew Drake, president of the development’s HOA, said another concern was that some of the developer’s goals would have been financially unsustainable for the HOA, which is responsible for the upkeep of the development.
