Commission backs 32-home plan in Buffalo Twp
BUFFALO TWP — The township planning commission Wednesday, June 7, recommended approval of site plans for a proposed residential development on Sunset Drive and a change that would add a new zoning classification in the area of Route 28 and Route 356.
The commission unanimously recommended approval of the final subdivision and site plans to move ahead with the Pine Ridge development, which will be constructed by Twin Oaks Development on 22.9 acres at the south end of Sunset Drive.
The proposed development would consist of 32 single family homes with amenities managed by a homeowners’ association at the site. The site currently features fields and wooded areas.
According to T.J. Stephens, a registered professional engineer with Bankson Engineers, once Twin Oaks obtains a grading permit, they can go to the site and begin “moving dirt.”
Additionally, the commission recommended in a 4-1 vote that supervisors add a “Town Center Development District“ as a zoning classification near the intersection of Route 28 and Route 356.
Laura Curran, manager of neighborhood development at Charter Homes and Neighborhoods, attended the meeting and spoke of what a future neighborhood in that area could look like.
She said it could include townhomes, single-family homes and spaces for small businesses. Charter Homes and Neighborhoods is associated with Meeder in Cranberry Township.
To date, Charter Homes and Neighborhoods has built six neighborhoods, three in the Pittsburgh area and three in the Harrisburg area.
A public hearing on the proposed zoning change will be scheduled and the recommendations considered by supervisors at their upcoming meeting on Wednesday.
