Cranberry Twp. supervisors approve vacating right-of-way

Cranberry Township supervisors voted Monday to vacate the public right-of-way along Unionville Road between Ogle View Road and Main Street.

That vacation, which will transfer the roughly 28,000 square feet of public right-of-way to the 57.3-acre Meeder development, will permit for additional construction to occur within the housing plan.

“This vacation allows for the construction of phases 7, 10 and 11, and will align with the new intersection of Unionville at Main Street and Unionville Road at the proposed roundabout” with Ogle View, Tim Zinkham, interim director of engineering, said.

When the township approved the Meeder plan in 2018, the logic on the roundabout's creation was to eliminate tight angles on Ogle View Road, with improvements to be made along Rowan Road to improve the flow of traffic.

The Meeder development is a mixed-use development sandwiched between Route 19 and Rochester, Ogle View and Unionville roads, with the entry to Main Street directly across from the township municipal building.

The board of supervisors additionally gave approval to two property assessment settlements, lowering the tax burden of two hotels for two tax years.Clarion Inn on Route 19 was granted its settlement, reducing its implied fair market value from $4.06 million to $3.3 million, a total loss to the township of $94 for tax year 2020.The Home2 Suites hotel in Cranberry Woods was granted another settlement, lowering its implied market value from $7.44 million to $6.5 million in 2020 and $6.76 million in 2021. For the 2020 tax year, the township would see a $116 reduction in tax income.All settlements had been approved by Seneca Valley School District and the county, according to township manager Jerry Andree.Supervisors noted that the requests for lower assessments likely stem from a significantly lowered income to hospitality businesses during the ongoing COVID-19 pandemic, and Andree said the township could expect to see more appeals and settlements in the coming months.
