Cranberry Township appears to be on the path to setting a record year in construction, as projects such as the Meeder plan on Rochester Road continue developing.

CRANBERRY TWP — June was a banner month for development for the township, with more than $20 million in new construction permits issued.

And it's a trend township officials say will likely continue as work on major housing and mixed-use developments continues.

Ron Henshaw, planning and development services director for Cranberry Township, reported June's construction numbers during Thursday's township supervisors meeting. They included 61 total permits, with nearly $4 million in single family detached homes, nearly $7 million in single family attached homes and just over $6 million in new non-residential development.

It was the second month in a row of high development totals, following May's $19 million report. As of the end of June, the township has seen $71 million in new development via 272 building permits.

“This is a big, big deal,” Henshaw said.

Township Manager Jerry Andree noted the figures are based on brick and mortar construction, and don't account for development costs.

Last year, the township saw $130 million in new development — a decrease from $153 million in 2017.

However, the township appears to be on the path to setting a record, as projects such as the Meeder plan on Rochester Road continue developing. On Thursday, supervisors approved an agreement between Rochester Road Investment Company and Watermark at Cranberry PA LLC for Phase 4 of the project.

This next phase includes the construction of two, four-story apartment buildings with 138 units each. It also includes garages and parking areas for tenants.

Henshaw noted that the businesses have applied for all permits for this phase.

“This is going to add to a continuing trend of a lot going on here,” he said, adding construction on the buildings should start in August. “We're excited about getting it going.”

Overall, the Meeder project is expected to be constructed in 11 phases on a 57-acre plot of land. It will feature 71 single family homes, 260 single family town homes of various designs, 276 apartment units in two buildings, and 28 additional units in second-floor apartments that would be above retail spaces.

“We're on the verge of one of our busiest residential constriction seasons in years,” Andree said.

Because of the influx of new construction, Henshaw's office has been kept busy. He said on a recent workday, three staff members and a third party team conducted 80 inspections in one day. Township officials commended Henshaw's team for their efforts.

“Think about when we run errands and we have two or three errands,” said Mike Manipole, supervisor vice chairman. “Our day is overwhelmed.”

“It's a challenge, but these guys are working,” Andree added.
