Questions raised about Ridge Road traffic, runoff

ADAMS TWP — Supervisors fielded questions and concerns from residents at a public hearing Wednesday on a proposed housing development along Ridge Road.

Sunrise Acres is an 87 unit housing development featuring 55 single family homes and 32 attached single family homes or duplexes. This totals 71 buildings overall with 82 units between them.

The plan also features a sidewalk and a clubhouse. Developers said a traffic study indicated no need for infrastructure improvements and this was confirmed by the township traffic engineer.

Supervisor Linda Lees said she is concerned about the number of cars that would be added to Ridge Road.

Supervisor Russ Ford requested additional parking in the development. He said people park on the street, even when not allowed, and it has been a problem for school buses and emergency vehicles in the past.

About a dozen residents spoke, and most were concerned with the impact on traffic and water runoff, with many saying they already struggle with both issues even without the additional development.

“You gotta prepare for the hundred-year flood,” said resident Dave Barber, whose property is near the site. “I don't want to be flooded out.”

Developers said according to the studies they've commissioned that water runoff should not be greater than it currently is due to stormwater management amenities like swales and storm sewers.

Still, many residents expressed skepticism.

Supervisors did not vote on the plan Wednesday but will vote on its conditional use at the March 25 meeting. If passed, more public hearings will be held as the plan proceeds.

Two other hearings for the Brookhaven and Meadowpoint plans, originally scheduled for Wednesday, were delayed at the request of the developer. They will be held at 5:30 and 6:30 p.m. April 24.
