Plans approved at old grocery
ZELIENOPLE — New businesses may be on the way for a vacant West Culvert Street building.
The site, which housed a Shop ’n Save until 2012, was approved by borough council Monday evening for mixed office and retail use.
That will allow several businesses to move there.
Eric Lamm, YYZ Realty Partners representative, said part of the building may be occupied by August. The agency, which bought the property in 2014, is negotiating with tenants.
“We’re working optimistically and cooperatively toward the goal,” Lamm said.
Construction costs have not been determined.
Potential businesses include a medical provider service firm, a hair care business and a restaurant. No companies were identified.
Lamm said the medical company employs 120 to 130 people. However only 12 to 15 would use the office on a daily basis.
A 400-square-foot addition will be torn down and replaced by a 1,400-square- foot addition. The building offers 9,365 square feet in total.
Traffic will be directed one way with the entrance on Culvert Street and the exit on South Clay.
The building exterior will be refurbished and new lights installed. A “pedestrian pocket” area with benches and landscaping is planned.
“If folks are out on a walk on a nice day, they can sit down and enjoy it,” Lamm said.
Sidewalks around the exterior, Clay Street, and Culvert Street also will be built.
“I think we’re going a little bit beyond the call of duty,” Lamm said. “I’m excited. I’ve been looking at that building for a number of years.”
Council members and officials voiced pleasure with the design and the business interest.
“I think it’s a great improvement from what’s there,” said Shelly Kaltenbaugh, code enforcement and zoning officer.
“Thank you for taking that eyesore away from us,” council member Ralph Geis said.
