Amherst Village Phase 5 gets final OK from Adams Twp.

ADAMS TWP — Supervisors granted final approval Monday night for Amherst Village Phase 5.

Phase 5 will include 52 housing lots along Forsythe Road.

In a process spanning months, it received final approval from the planning commission in early March.

The phase was set to be approved by supervisors at a late March meeting. However, final approval was postponed until Monday after the motion was inaccurately listed on the meeting agenda.

“We just had a little mix-up,” said Ron Shemela, supervisor vice chairman.

For Phase 5 to receive final approval, three separate minor subdivisions, a consolidation of those subdivisions, and an encroachment of a slope coming within 10 feet of a property line needed to be approved first.

Developer Chris Kaclik noted Monday night's agenda did list all five steps, as well as the final phase approval.

“Everything's been vetted by staff,” Kaclik said. “I think we're finally (ready).”

“We're all on the same page,” Shemela said.

The board approved the items, with supervisor chairman Russell Ford abstaining. Ford cited not being at the March supervisor meeting as the reason for abstaining.

The supervisors also approved a sewage module for Phase 5.

Responding to a question from a resident, township engineer Ron Olsen clarified Phases 5 through 7 are village model subdivisions instead of planned residential developments, or PRDs. PRDs are subject to different zoning standards.

Phases 5 through 7 received preliminary approval as part of the Amherst Village master plan. However, they need to receive final approval separately. Phases 6 and 7 haven't come before the township yet.

“Each of those will be presented to the planning commission and the board of supervisors,” Olsen said. “Just like Phase 5.”
