Adams supervisors OK 5 plans

Armco Credit Union receives approval

ADAMS TWP — Supervisors Monday night approved five plans, some of which were first discussed in November 2019.

Supervisors unanimously approved a plan for an Armco Credit Union location in the Whitetail Meadow development across from Myoma Road near Scharberry Lane.

“It's just up the road from where the credit union is now,” said Tony Clerici, project engineer for Larson Design Group.

Clerici, who initially presented the credit union plan to the township's planning commission in November, informed supervisors minor adjustments were made to the original plan at the commission's recommendation.

One of the commission's biggest concerns in November had been the planned size of sidewalks. They didn't meet new ADA regulations, according to township officials.

All concerns have been addressed, township manager Gary Peaco said Monday night.

Clerici also presented a change of use plan for Maria Badic Hair Salon. The salon would be in a remodeled residential home along Brickyard Road.

“The planning commission recommended widening the driveway at the beginning up toward Brickyard Road,” Clerici said. “We're also going to add a little pull-off area a little closer to the building.”

Additional parking spots and ADA access will also be installed.

“One of the issues planning has was if they ever came in to increase the size of the building, that they would need to pave the driveway,” said Clay Morrow, supervisor and member of the planning commission.

Morrow explained the commission accepted the plan's current gravel driveway because the salon operator plans to have only three or four clients.

“My concern is once you allow it to be gravel, it can be gravel forever,” said Russell Ford, supervisor chairman.

Township solicitor Mike Gallagher explained the board could approve the change of use with stipulations. The plan was approved, with a special condition that the owner install a paved driveway if the building is enlarged.

Supervisors reviewed a plan from American Natural along Route 228 near Heritage Creek Drive that would widen an existing driveway.

The store has been open since 2018. Owners want to widen the driveway to provide easier exits for customers. The driveway would be a right-turn only. The plan is awaiting PennDOT approval, but supervisors OK'd it.

The board also approved two subdivision plans: the Edward Miller Plan of Lots and the Howell Plan of Lots.

The Edward Miller plan is a subdivision that separates 11 acres into two lots off Plains Church Road. The Howard Plan subdivides an approximate 66-acre parcel east and south of Dobson Road into four lots. These lots are about 16 acres each.

All votes were unanimous.
