Thorn Hill may get 2 new bldgs.

Warehouse, office planned

CRANBERRY TWP — Thorn Hill Industrial Park could be getting a new development.

A public hearing for a conditional use application was held at Thursday's township supervisors meeting for a two building development at 193 and 195 Thorn Hill Drive.

Called the Heights at Thorn Hill, it will consist of two buildings totaling 135,617 square-feet on a 16.5 acre lot. It's currently an undeveloped, wooded lot next to Wesco and across the street from XTO Energy.

One building will be a 60,000 square-foot distribution warehouse. The other is a 75,000 square-foot, three-story office building.

The applicant is required to build a left turn lane into the development, which can be done by striping the existing pavement, said Ron Henshaw, township director of planning and development.

The Heights at Thorn Hill is being developed by the Elmhurst Group, a Pittsburgh-based organization that invests in commercial real estate, hospitality and electronic security industries.

Elmhurst also developed the Cranberry Crossroads office building by the Dick's Sporting Goods in Cranberry Springs and the Commons at Thorn Hill, an office space also in Thorn Hill Industrial Park.

The application will be voted on at Thursday's meeting of the supervisors.
