Officials mull plans for 276 apartments

Development would be along Brandt Drive

CRANBERRY TWP — Township supervisors heard plans Thursday night for a new residential development on Brandt Drive that would bring more than 200 apartments to the heart of Cranberry.

The plan calls for six buildings with 276 apartments on a 13.8-acre property that borders Brandt Road and Executive Drive.

Five of the six apartment buildings will have first-floor parking. Loren Wright, with Pieper O’Brien Herr Architects, said there will be four floors of residences above the buildings with first-floor parking.

The community center, which includes a gathering area, workout facility and rental office, and the pool are in the middle of the planned development, Wright said.

The property currently holds several storage buildings, said Ron Henshaw, township director of planning and development services, but it’s “severely underutilized.” It is owned by McClymonds Development Co., according to county property records.

The developer will finish Brandt Drive and connect it with Executive Drive to the west. Additionally, sidewalks and protected bike lanes will be added to the north side of the new road, Henshaw said.

The township is using this as an opportunity to possibly test out a mini roundabout at the new intersection of Executive Drive and Brandt Drive.

Jason Kratsas, township engineering director, said unlike a full-sized roundabout, the mini version can usually be constructed within the existing right of way of the intersection. Also the circular center median area is lower to the ground, more like a speed bump than a curb, allowing tractor trailers easier passage.

Roundabouts have been constructed on North Boundary Road and Glen Eden Road, but this would be the first mini roundabout in Cranberry.

The board of supervisors will vote on the planned residential development application at its meeting Thursday.
