Traditions housing plan on the horizon

Hearing sought on zone change

CRANBERRY TWP — A development might be on the horizon that caters to residents over the age of 55 who are looking to downsize into a home with low maintenance.

The developer Traditions of America has an interest in developing property into 109 lots. The property on Rochester Road is owned by the Blackstone family.

David Biddinson, partner and director of operations for Traditions of America, on Monday night gave the township planning commission an overview of the development.

The average age of a person living in these communities is about 62, he said.

“They are about to retire, are retired or working part-time and they want the flexibility of having everything taken care of,” he said. “They are not ready for assisted living or a senior center, and they could be 20 years away from that.”

There are 13 home types with various options for stone, brick and vinyl siding for the homes.

“The result is a very diverse streetscape,” Biddinson said.

The community will have a clubhouse with a bar, exercise facility and big outside patios, Biddinson said. It also will have a trail system, sidewalks on both sides of the street and a swimming pool.

Mike Wetzel, partner with Victor-Wetzel Associates, said the developer is looking to change the property from R-1 zoning to R-2 zoning.

The township supervisors will vote tonight to authorize a public hearing for Oct. 29 for the rezone request.
