Warehouse proposed in Jackson

Project might bring up to 550 FedEx jobs

JACKSON TWP — A proposed 300,000- square-foot warehouse may be the future home of a FedEx regional distribution center.

Sippel Development in Jackson Township has proposed building the warehouse on 68 acres on Tomlinson Drive off Route 528 and near Interstate 79.

The application for a conditional use permit was approved by the township planning commission in August and recommended to the Jackson supervisors.

The supervisors had a public hearing Thursday on the project, and they will have the approval of it on the agenda of their Oct. 16 meeting, said township manager Chris Rearick.

Though nothing is final, Rearick said the developer’s plan for the building is for it to be a regional distribution center for FedEx.

The plans call for a 642-space parking lot, which would accommodate up to 550 employees, he said.

The proposal includes a 5,180-square-foot garage and the 305,540-square-foot warehouse. It would extend Tomlinson Drive as a private road paved to township standards.

Currently, Tomlinson Drive ends and a gravel road leads to the headquarters of Sippel’s excavation and development company.

Doug Sippel, company president, declined to comment on the prospective tenant of the warehouse until an agreement is reached.

FedEx Ground spokesman David Westrick said the company could not comment on the project.

“FedEx continuously evaluates the needs for additional facilities and routinely talks with real estate agents, developers and government officials. As a matter of policy, FedEx does not publicly discuss specifics of a project until all the details have been finalized,” he said.

If approved, the project would call for a $442,000 impact fee to be paid to Jackson by the developer under the township’s interim traffic impact fees.

The money likely would go to the planned reconstruction of the intersection of Tomlinson Drive, Lindsay Road and Jo Deener Road with Route 528, Rearick said.

The township last week received a $1.5 million grant from the state to realign the roads into a four-way intersection with a traffic light.

The township needs to contribute about $630,000 for the project.

Other property owners who would benefit from the intersection change also would contribute to the cost of the project, he said.

Rearick said some work on the intersection project could start next year.
