ZELIENOPLE — The three-building, 200,000-square-foot Zelienople Office Park and an adjoining three-unit residential building have been sold to a group of regional businessmen.
It will be managed by the Murray Agency, a borough property management company, which issued a news release on the sale.
The sale was closed on Nov. 30, and the price was not initially disclosed. The property was previously owned by SMS Developers, LLC.
The property buyer is Zelienople Professional Business Park, LLC. Its partners include Zelienople businessman Tom Murray, Daniel Conn of Cranberry Township and Scott Cessar of Pine Township.
“We were impressed with the project because of the quality, long-term tenants. Some of the tenants have been there since the project was started 12-15 years ago,” said Murray in a release.
He added the property on South Main Street has been well maintained and no major upgrades are planned with the exception of some exterior work.
The 11 tenants in the three buildings are: State Farm Insurance Regional Training Center, Secure Money Advisors, Caputo Dental, Snyder and Dugan Oral Surgery, Butler Physical Therapy, Miller and Dunn Attorneys, Choice One Staffing Group, Oxbow Steel International, Insurance Services of Zelienople, Kampas Orthodontics and Harmony Chiropractic.
“Another important feature to us was that there has been a very low turnover of the tenants,” said Murray. “Currently, there is only one 1,000-square-foot office suite available.
